Contaminated Land Phase 1: Land Quality Desk Study
Phase 1 land assessment / Phase 1 land investigation
A Phase 1 study is a literature based review designed to give an overview of the risk of land or groundwater contamination to end-users (house occupiers or workers) and the immediate environment.
A Phase 1 Study collates relevant information from a variety of sources relating to the setting of the Site and its previous historical uses. The end product is usually an interpretive report that contains a qualitative risk assessment, including a conceptual site model that describes the potentially significant sources of contamination, receptors and pathways.
The study involves multiple sources of information often including Ordnance Survey maps, geological and groundwater vulnerability maps, aerial photographs, local and national archives and newspapers and registers held by relevant regulatory agencies. A site walkover (land investigation) may be required to support the collated desk based information to provide details of the current condition of the site and gather evidence of potential contamination. ESI will generally conduct a site walkover following the initial desk study to ensure a ‘best value’ approach in meeting regulations and individual report needs.
ESI’s reports are factual and easy to understand. They will provide clarification whether a site has potential land or groundwater contamination issues and identify who is at risk. If the site requires further investigation, ESI is perfectly placed to quantify any risks as part of a Phase 2 land investigation and assessment.
ESI is often asked, "How much is a Phase 1 Land Assessment?"
The cost of a Phase 1 report is variable based on the size of the land or property being reviewed and the amount of data required to meet the purpose of the Phase 1 report. As an outline cost a very basic report would start from £495 + vat . A report requiring greater depth of information and requiring more comprehensive and expert interpretation would be in the region of £650.
Phase 1+ reporting
Objectives: To supplement conventional Phase 1 land assessments and desk study information with targeted site investigation data to enable more robust risk evaluation.
Content: Where desk study data is suspected to be insufficient, carefully selected site sampling and monitoring may be preferable to either an inconclusive Phase 1 site report or an immediate launch of a more costly Phase 2 investigation. Our Phase 1-plus assessments supplement traditional data collation with selected sampling and monitoring (including detailed site inspections, hand sampling and in situ chemical testing) in order to provide a clearer assessment of risk.
Indicative cost: From £1,500
If you require or think that you may require a Phase 1 land investigation or Phase 1 Preliminary Risk Assessment please call Lisa Murray or Andy Singleton on 01743 276100 or email info@esinternational.com In the first instance your individual needs will be discussed at no cost and the best value approach agreed. You will then be provided with a fixed price quotation clearly summarising the information that will be contained in your land report.
